Shelter being one of the basic needs of human beings, a house or home or apartment of one's own becomes absolute essential. And from here stems the importance of the statement; ‘first home'. Buying a home forms a part of everybody's dreams, be it common, daily office-goers or be it some big notch businessmen. And coming to the topic of buying homes or investing in real estates, all people, irrespective of their age, sender or intelligence quotients face the same problems while scouting about to buy that dream ‘first home' of theirs. All are faced with the same questions regarding which real estate agent should they consult , which and what type of mortgage should they go for, what type of deals is best for them and so on and so forth.

The first and one of the most essential steps in buying the first home is hiring the proper real estate agent. As the consumer is a first time buyer he or she won't have much experience and may get stuck in the quagmire or legalities. So it is very easy for them to get lost in the myriad and often shady world of real estate dealers. The prospective new home buyer's best bet is to scout online for real estate agents and find out who will serve their purpose best. They should also attend open houses so that they can see and judge the dealers when they are making a general presentation and not going all out to impress a particular customer. Another good idea would be to look around in the neighborhood and find out which homes get sold the quickest after being put on sale and then find out who was the real estate dealer for that house was. But one thing that should be kept in mind is that that the real estate agent who sells most quickly, and not the one with the maximum number of “On Sale” boards to his/her credit, should be appointed because quality always scores over quantity.

Once a proper and efficient real estate agent has been appointed, then it's time to go scouting for that dream ‘first home'. And the first thing that is essential in this matter is that the consumer should keep an open mind. As we are talking about first time buyers over here, hence it is imperative that the prospective customer will be relatively inexperienced and as a result of that might get confused. But he or she should not allow the will of his agent to override his/her own wishes and decisions. He/she should buy the home that he/she feels is best suited to him/her. Also they should never demand their agent to show them more than ten homes a day, because in that case, at the end of the day when he/she will sit down to decide, he/she won't be able to remember the details of the homes that were seen. Another common mistake made by first time buyers is that even if they find the home best suited to them at the first chance they still continue scouting, intending to return to that particular home at a later stage. This should never be done. If the perfect home is found, it should be immediately bought.

After deciding on the home the customer has to decide on the type of loan or mortgage he/she will go for. A high amount of discretion is required at this stage. One should not lunge at freebies, lower interest rates or discounted prices. They almost always cost longer in the long run. The decision should be taken in consultation with the real estate agent and after going through various schemes.

It is not everyday that one buys a new home. And the chances of getting fleeced increase in the case of first-time buyers because of their inexperience. But there is no reason to get scared. Following the proper steps will ensure that the first time buyer ends up owning the home of his/her dreams.
